The Listing Process
Nomadic performs a detailed Market Analysis that goes well beyond the typical market study. We analyze private, public and internal databases that have been storing sales data for over five years. Nomadic also diligently performs industry research to better guide the expectations of our clients through the process and feel confident about the established For Sales price.
Nomadic navigates its clients through the administrative process of properly listing a property For Sale in the District of Columbia. This includes ensuring accuracy in our Listing Agreement, Property Detail Statement and Disclosure Statement while paving the way for a smooth sales process from start to finish.
Nomadic utilizes an aggressive three point marketing plan to create urgency and minimize the number of days our client’s property remains on the market. Firstly, the property is uploaded onto the MRIS, the regions MLS system. Secondly, an online profile is created and posted on 10 websites three times per week. Thirdly, we initiate a Local Outreach program that targets our internal network of embassies, corporate employers, existing tenants and real estate investors.
Nomadic aims to maximize property exposure without disrupting our client’s quality of life. Typically, we host an Open House once per week. These open houses generally last 3 hours and take place on Sunday late morning or Wednesday evening from 5-7:30pm. In addition, we may have qualified prospects setup individual appointments. Our clients are always provided proper notice.
Nomadic presents all offers to its clients, no matter the size of the offer or the form (verbal vs. written). We stress proper communication. If our client wants to accept an offer, Nomadic operates 24/7 to take the informal agreement and transform it into a Ratified Contract. Generally, an offer becomes a Ratified Contract or is lost within a 72 hour period. During this time frame, Nomadic representatives work around the clock to ensure the offer is ratified and taken to the next level.
Nomadic guides its clients through the 30-60 day period from Ratified Contract to Settlement. We provide our clients an extensive checklist of items to complete and educate them on what to expect. Nomadic also works with terrific settlement agents and diligently takes all the necessary steps to ensure there are no surprises at the point of closure.
