All tenants that sign our leases enroll in the auto debit program that we use which allows us to take the rent from their accounts on the first business day of the month, and we directly credit our clients on the third business day of each month. This banking system allows for the fastest turnaround time in the industry for our clients and makes it easy for them to fall into a consistent pattern. These features are available in our online portal in the banking tab and contain monthly and year ending statements making them perfect for tax purposes.
There are semi-annual property spot checks for your home. Photos are taken and a detailed condition statement is delivered to our clients through the online portal. With over ten years of experience in property management service in MD, we crafted these spot checks to make sure that the value of the home is preserved and to catch any potential problem areas so that our clients have more time to budget for any future property expenses.
Nomadic Real Estate will handle all tenant relations including daily work orders, preventative maintenance and 24/7 emergency maintenance. We address each work order immediately as they come in by inspecting the issue, providing multiple estimates from trusted contractors, scheduling all of the necessary work in a timely manner and ensuring the contractors do a great job. We have relationships with contractors that provide us with the fastest response times, the highest quality work and the best rates. Throughout the entire process we focus on proactive and constant communication so that both the tenant and the client are completely aware of what is happening.
We are notified 75 days from the end of the lease term and we complete a new market analysis for your home. Once the recommended renewal rates are approved they are presented to the tenant who is required to give us 60-day notice of their intentions. If the tenant decides to vacate this allows us two months to remarket the property and do showings in order to minimize or eliminate all vacancy loss.
