Nomadic Specialists meet with individual real estate owners and investors to receive a detailed break down of each property to be managed and the goals of the owner. From this initial meeting, Nomadic Representatives draw up a Management plan specifically tailored to meet each individual owner's needs.

Why use Nomadic to manage my properties?
The Nomadic Management Plan fee is 8% of gross rent received per month for all properties under management.
EXAMPLE: A client contracts Nomadic to manage 5 properties that each rent for $2,000/mth; therefore, Nomadic manages $10,000 per month in gross rent for this client. At the end of each month, that client is billed ($10,000 * 8%) = $800 for the monthly Management Plan Fee Please note, the client is only billed for gross rent received, if an apartment under management is vacant, no fee is taken based on past or anticipated future rent.
The Nomadic Locator Fee Schedule is as follows:

Rent Collection Services/Management
Nomadic Representatives collect all rental payments on established due dates, deposit funds immediately into an escrow account and provide each owner a detailed rent collection report. Nomadic Representatives also provide rental receipts to each tenant within 7 days of received rent payment. If authorized by the owner, this service also includes distribution of Rent Default Letters to all delinquent tenants delivered via Certified Mail. All rent received and deposited into an escrow account will be distributed to the real estate owner/investor on an established date each month.

Apartment Turnover

Move-In/Move-Out Inspections
Nomadic Representatives are trained to conduct Move-In and Move-Out Inspections to assess the current physical condition of the apartment at move-in and the extent of damage beyond normal wear and tear caused by a tenant upon move-out. These inspection reports are essential for determining and documenting any deposit deductions and calculations of amount owed for tenant-related property damages when a tenant vacates your property. These inspections include a thorough comparative analysis, written report/checklist and photo documentation. These two inspections are automatically packaged together unless otherwise instructed. Avoid the he said, she said conversation and allow Nomadic Specialists to be present at both Move In/Out.

Property Spot Checks
Nomadic Representatives perform property spot checks to ensure your property is in good condition and not being neglected. These spot checks include interior and exterior photos and a summary report. Nomadic Representatives obtain written approval to enter premises and perform any inspections needed. This service can be setup on a monthly basis or be customized for your particular situation.

Record Keeping
Let Nomadic handle the accounting records for your property. Nomadic will collect rents, distribute rent receipts, provide rent collection reports and file, record, and post all additional revenues/expenses to your property's ledger. Our organized documentation of all property transactions provide perfect year end summary statements and are ideal come tax season. These records also help highlight patterns that make annual budgets easier to generate.

The price plan for Record Keeping consists of 2 factors.
1. There is a 3.5% fee for all gross rent collected and managed per month for properties under contract 2. There is a flat monthly fee of $129 to update, store and record all property income and expenses
EXAMPLE: A client contracts Nomadic to collect and manage $10,000 per month in gross rent from tenants. ($10,000 * 3.5%) = $350 Rent Collection/Management Fee per month. Plus the monthly flat fee of $129 to update, store and record all property financials: ($129+$350) = $479/mth for Record Keeping Services.
Key Distribution/Exchange
Nomadic understands you may not be able to meet your tenant on their move in/out day to distribute or pick-up keys. Nomadic Representatives will pick up the set of keys for you, be present at the time of move-in/move-out and ensure everything goes smoothly. Nomadic understands that not everyone has the flexibility to take off or leave work early in order to be present for furniture delivery, cable and internet installation or whatever else you may need.
