Our turnover team conducts rigorous inspections utilizing 360 photos and comprehensive checklists to document the condition of your property. They will provide strategic value-add recommendations to maximize the return on your investment, and will source competitive bids for repairs and renovations. Our inspectors oversee all contracting through the turnover phase to ensure the quality of workmanship meets our standards.
We custom-built a work order system into our portal. Tenants can submit work orders online, and we typically dispatch a vetted contractor the following business day. Your tenants will also have access to our 24/7 call center for emergency services, so your property is protected around the clock. You will receive real-time notifications any time a work order is submitted, updated, or completed. You can also set a repair cost threshold that fits your unique needs, and we’ll seek approval from you for any repairs that exceed that threshold.
We collect rent from tenants via ACH direct debit, so you don’t need to worry about collecting paper checks from your tenants. This is the most consistent, reliable, and secure rent collection system available today.
We make it easy for you to file your taxes and deduct your property’s expenses. We’ll provide full financial reports every month which include an itemized Profit & Loss Statement, breaking down all income and expenses for your property at a granular level. Financial Statements are emailed on a monthly basis, but can also be accessed in real-time 24/7 through your online client portal.
We tested every major property management software product including Appfolio, Buildium, Yardi, and more. We didn’t feel that any of these off-the-shelf products provided the level of efficiency and transparency we desired, so we decided to build our own custom software from scratch. We built our client portal to offer real-time transparent insights into your property. You can login to your client portal anywhere in the world and access a full history of work orders, lease information, financial statements, and forms/documents related to your property.
