Nomadic Real Estate uses RentSafe for secure, efficient tenant screening.

What you’ll need to apply:

  • Application fee: Rentsafe charges a non-refundable $45 application fee per tenant. 
  • Background check: The application requires a submission of a social security number, along with various personal information, for a credit and background check.

All final decisions on tenant approval are made by homeowners, typically within 48 hours. Nomadic Real Estate does not collect payment or reimburse for application fees. Below is a full list of FAQ’s for applying, but please get in touch if you have any further questions.

Key Rental Application Factors:

  • Credit Check: RentSafe conducts a credit check through TransUnion. This is a soft credit inquiry that provides insight into all of your current and previous tradelines and credit accounts. The credit check will show current balances, payment history, and delinquencies including any missed payments, collections, or charge-offs.
  • Eviction History: RentSafe will conduct a national eviction search, including any court filings that are available.
  • Criminal Background Check: RentSafe will conduct a nationwide criminal background check.
  • Income Verification: You will be given the option to upload income verification documents (W2s, 1099s, Pay Stubs, Offer Letters, etc) of your choosing. You may also securely upload bank statements or any other financial documentation that you feel would strengthen your application. If you have a housing voucher or other form of subsidy, you may also upload any relevant supporting documentation to RentSafe.
  • Pet Information: You will be prompted to enter information about any pets you may have.
  • Personal Statement: Applicants can include a personal statement about why they would be a great renter, what they love about the home, or any other information they would like to share with the landlord.
  • Landlord References: You may provide landlord and/or personal references directly through RentSafe.


Each of these application factors will be considered within the legal context of the jurisdiction in which you are applying, and your application will be presented to the landlord for approval consideration within this context. A summary of your application will be presented to the landlord for approval fairly and objectively.

Important Application Information

Nomadic Real Estate requires every tenant to submit an online application through RentSafe. RentSafe charges a non-refundable $45 application fee per tenant. The application requires a submission of a social security number, along with various personal information, for a credit and background check.

 

Please Note: Nomadic Real Estate does not make approval decisions on rental applications. All approval/denial decisions are made by the housing provider (the landlord). Nomadic will present your application summary to the landlord in a fair, unbiased, and objective manner. We present rental applications to the landlord for approval the same business day they are received, and we typically expect a turnaround time of 48 hours. We will notify you as soon as we hear back from the landlord regarding your application. Nomadic does not collect or retain application fees, as they are collected by our 3rd party rental application software, RentSafe. Application fees collected by RentSafe are non-refundable. Submitting an application does not put the home on hold–we will continue showing the home until a lease is officially signed. We process applications online through a provider called RentSafe. You can access the online application portal here, and select the property you are interested in by scrolling through the dropdown menu.

The application fee is $45 per adult, and everyone 18 or older planning on living in the home must submit an application.

We strive for a 24-48 hour turnaround time, but it ultimately depends on how quickly the landlord responds. We will always present your application to the owner the same day it is received.

All final decisions regarding application approvals are made by the landlord, not Nomadic, but we do not require a specific minimum credit score. Our landlords review credit files comprehensively and look at multiple factors beyond the FICO score, including payment history, utilization ratios, and collections/charge-offs. 

The specific credit criteria for a property may be viewed on the RentSafe application page for that property. 

Our clients (the landlords) set their own approval criteria, but the minimum income threshold will typically be 2x the monthly rent, but 3x or higher is preferred. If one renter does not meet the minimum income requirement on their own, their household income may be considered. 

 

We consider all forms of income equally, and housing vouchers and other forms of subsidy are accepted. 

 

The specific income requirements for a property will be found on the RentSafe application page for that property. 

We do not collect the application fees; since they are paid directly to a third party vendor, we cannot offer application fee refunds at this time.

If you wish to apply for multiple properties, you will need to submit a separate application for each property.

Yes! We understand that many renters are relocating from out of the area, so we do accept applications sight-unseen. We’d prefer for you to see the place in person, but if you are comfortable applying without an in-person tour, that’s not a problem at all.
