In order to match the perfect tenant to the perfect home, Nomadic Real Estate requires every tenant to submit an online application through Rent Safe. Rent Safe charges a non-refundable $40 application fee per tenant. The application requires a submission of a social security number along with various personal information and can be used for multiple properties. All final decisions on tenant approval are made by homeowners, usually within a 48 hour period. Nomadic Real Estate does not collect payment for applications and cannot reimburse for applications. How do I check on the status of my application?

You can e-mail: rent@nomadicrealestate.com or call 202-870-3540 where a dedicated Leasing Manager will be able to give you an update. Please give up to 48 hours after submitting your application before reaching out. 

How do I apply for a Nomadic property?

We process applications online through a provider called Rent Safe. You can access the online application portal at nomadicapply.com, and select the property you are interested in by scrolling through the dropdown menu.

What is the application fee?

The application fee is $40 per adult, and everyone 18 or older planning on living in the home must submit an application.

How long does it take to get an approval decision?

We strive for a 24-48 hour turnaround time, but it ultimately depends on how quickly the landlord responds. We will always present your application to the owner the same day it is received.

Do you have a minimum credit score requirement?

All final decision regarding approvals are made by the landlord, not Nomadic, but our recommended minimum credit score is 600, but 700+ is preferred.

What is your income requirement?

We look for a minimum income of 2x the monthly rent, but 3x or higher is preferred.

Are application fees refundable?

We do not collect the application fees; since they are paid directly to a third party vendor, we cannot offer application fee refunds at this time.

If I want to apply for multiple listings through your company, do I need to pay the fee for each property?

Nope! If you apply for one of our properties, you can use your application info for any of our other properties free of additional charge for a period of 30 days.

Am I allowed to apply before seeing the property?

Yes! We understand that many renters are relocating from out of the area, so we do accept applications sight-unseen. We’d prefer for you to see the place in person, but if you are comfortable applying without an in-person tour, that’s not a problem at all.
