Nomadic Real Estate requires every tenant to submit an online application through RentSafe. RentSafe charges a non-refundable $40 application fee per tenant. The application requires a submission of a social security number, along with various personal information, for a credit and background check. All final decisions on tenant approval are made by homeowners, usually within a 48 hour period. Nomadic Real Estate does not collect payment for applications and cannot reimburse for applications. We process applications online through a provider called RentSafe. You can access the online application portal here, and select the property you are interested in by scrolling through the dropdown menu.

The application fee is $40 per adult, and everyone 18 or older planning on living in the home must submit an application.

We strive for a 24-48 hour turnaround time, but it ultimately depends on how quickly the landlord responds. We will always present your application to the owner the same day it is received.

All final decisions regarding application approvals are made by the landlord, not Nomadic, but we do not require a specific minimum credit score. Our landlords review credit files comprehensively and look at multiple factors beyond the FICO score, including payment history, utilization ratios, and collections/charge-offs. 

We look for a minimum income of 2x the monthly rent, but 3x or higher is preferred. We consider all forms of income equally, and housing vouchers are accepted. 

We do not collect the application fees; since they are paid directly to a third party vendor, we cannot offer application fee refunds at this time.

Yes, if you wish to apply for multiple properties, you will need to submit a separate application for each property.

Yes! We understand that many renters are relocating from out of the area, so we do accept applications sight-unseen. We’d prefer for you to see the place in person, but if you are comfortable applying without an in-person tour, that’s not a problem at all.

How do net distributions work?

Net distributions keep your accounting clean and simple. Each month we’ll collect rent from the tenants, deduct any repair expenses for the previous month and any management/leasing fees for the current month, and credit the remaining net operating income to your account. 

You’ll receive a statement via email each time a net distribution is processed, and can view all transaction details in your Propertyware owner portal.
