Our property management fee is 8.25% of monthly rent collected, only when the unit is tenant-occupied. For clients with multifamily apartment buildings or portfolios, we may be able to offer a discounted fee, so please inquire for a more precise quote.

The cost of repairs is not included in the management fee–owners must pay for any repairs/improvements that are incurred for their unit. We’ve worked with our vendor network for over 15 years and have built strong relationships to obtain discounted repair pricing for our clients.
Tenants pay rent through an online portal, and a high percentage of our tenants enroll in auto-pay. We process rent distributions to our clients typically within 1 business day of the rent payment settling into our account, and we process rolling distributions throughout the entire month!
If you have a preferred contractor, we’d be happy to get them setup within our system as the primary vendor for your property.
We do also have an extensive vendor network that we’ve spent 15 years cultivating, so we’re confident we can provide the highest quality of work for very cost-effective rates. Many of our vendors offer “Nomadic Discounts” to our clients, and we pass that savings along to you.
We provide financial statements for all of our clients via email each month, and provide a year-end statement for tax purposes. You may also access Profit & Loss statements 24/7 through your client portal account. We keep all financial transactions recorded and itemized so you can maximize all applicable tax deductions.
If this is your first time leasing your home, we strongly recommend you contact your insurance provider to ensure there is not any additional coverage you may need when your home is no longer your primary residence. Since each insurance policy is different, we encourage you to consult your insurance agent regarding any potential changes. We’re happy to recommend some insurance agents we’ve worked with in the past, if you’d like an introduction.
We never require an escrow from our clients. For any pre-approved repairs to your home, we pay for the costs up front. We then invoice these costs and debit them from rent collected at a later date. This way, our homeowners never have to go out of pocket, they simply need to approve the repairs. Our auto debit system will take care of the rest.
We collect a security deposit from all tenants prior to move-in. We hold their deposit in an interest-bearing escrow account at our bank.
Once the tenant vacates, we complete a move-out inspection and determine any repair costs that could be deducted from the security deposit. Our team will send you the inspection report along with an itemized list of repair quotes, and will make recommendations on any items that we feel should be deducted from the tenant’s deposit within compliance with the law. Once you approve the deductions and corresponding repairs, we send a Security Deposit Itemization Letter to the tenant and release their deposit (less any deductions) within 45 days following their lease expiration.
We provide leasing and property management services throughout Washington DC, Maryland, and Northern Virginia for the following property types:

We do not manage HOAs or condo associations, but we do manage individual units within a condo/coop building. If you’d like a referral for Association Management, please let us know and we can give you some guidance on other companies who service that niche.
We have a 24/7 emergency hotline for our clients and tenants. Any calls after business hours or during holidays will be routed to that hotline. Our emergency call center is able to screen for our emergency criteria and dispatch vendors 24/7 to rectify urgent issues.
During business hours, all inquiries will be handled by our property management staff in our DC office. We respond to all inquiries the same business day.
