What Defines a Studio Apartment?

Before we talk about the advantages of studio apartment living in the DMV, it’s important to understand what defines a studio in the first place.

A studio apartment is a living space where the bedroom, living area, and kitchen are combined into one open layout. Unlike traditional apartments with separate rooms, studios use clever design to maximize every square foot. The only enclosed space, if any, is typically the bathroom.

There is no defined amount of square footage that makes a studio, but they tend to be on the smaller side.

Studio apartments tend to be popular among young professionals, students, and renters seeking affordability, simplicity, and access to urban hotspots.

Their compact size often means lower rent, reduced utility costs, and less time spent on cleaning and maintenance. And, with rising demand for efficient living in cities like Washington, DC, studio apartments have become a wonderful option for those wanting a cozy home while still saving money.

The Benefits of Studio Living in the DMV

We’ve hinted at it a bit, but why are so many people drawn to living in studio apartments? What are the unique benefits that this home type brings?

From affordability to living minimally and being close to all of the best parts of your city, let’s talk about the main benefits of studio living in the DMV.

Affordability and Cost Savings

One of the biggest draws of moving into a studio apartment is the cost savings that you can experience.

Since studios have a smaller footprint, they come with lower rent prices compared to one-bedroom or multi-bedroom units. In other words, utility costs are also significantly lower since there’s less space to heat, cool, and power.

For those wanting to live in sought-after areas like Dupont Circle or Bethesda without breaking the bank, a studio apartment offers an affordable entry point into the market.

With rising rental costs in the DMV, studio apartments act as a practical option for cost-conscious renters.

Minimalist Living with Maximum Efficiency

In general, studio apartments are designed for efficiency, encouraging a minimalist lifestyle.

With one open-concept space, you’re more inspired to prioritize essential furniture and multi-functional items, like fold-out beds or convertible tables. This streamlined approach promotes an organized, clutter-free environment.

Without multiple rooms to fill, you’ll also likely save money on furniture and decor! Plus, many modern studio apartments include space-saving features like built-in shelving, lofted sleeping areas, and hidden storage.

If you’re a renter looking for simplicity and efficiency over everything, studio apartments offer that intentional and stress-free lifestyle that you’ve been dreaming of.

Proximity to Urban Attractions and Transit

When you live in a studio apartment in the DMV, you’re always close to the best parts of the city. Many studio apartments are located in vibrant, walkable neighborhoods with easy access to restaurants, cafes, shopping, and entertainment.

Areas like Adams Morgan, Silver Spring, and Arlington are home to modern studio complexes that offer city living at its finest.

Studio apartments are also typically situated near major transit hubs, making it easier for renters to commute to work or explore the city. Not to mention, access to public transportation like Metro stations and bus routes reduces the need for a car, saving renters on parking fees and gas costs.

If you want to be at the heart of DC’s energy and culture, studio apartments offer the ideal living arrangement with convenience and accessibility.

Understanding the Ledger

Your portal includes a ledger with all transactions. The ledger is populated with data in real-time as transactions flow through our accounting software. Much of this information is also available in the Reports area, as well as the Statements in your Documents library, but the ledger is the most comprehensive resource for diving into the details.

Please scroll through the sections below to get a better understanding of how to interpret the ledger.

By default, transactions are sorted chronologically:

Owner Ledger Dates
  • The date reflected in the lefthand column is the actual transaction date, not the “bill date”. This is the date the transaction was actually processed.

If you have multiple properties with Nomadic, you'll see the address for each transaction in the "Location" column:

Ledger Property Column
  • You can filter the ledger to look at just one property, all properties, or specific sets of properties.
  • If you only have one property with us, you’ll just see the ledger for that property.

The Description column displays the transaction type:

Owner Ledger Description Column
  • BILL: this is an expense transaction, such as for repair costs or management fees.
  • CHARGE: this is a transaction  billed to the tenant, most typically a rent payment.
  • NACHA EXPORT: this is a credit we processed to your distribution account. This type of transaction is how you get paid!

The Amount column shows the dollar value of each transaction:

Owner Ledger Amount Column
  • Positive Amounts: if an amount is positive, it reflects a transaction that is payable to you. Typically, this will be a rent payment that we collected from your tenants. On occasion, a positive number could also signify a journal entry or credit adjustment.
  • Negative Amounts:  if an amount is negative, this is a transaction that is either payable to Nomadic or is an amount that has already been paid to you. Typically this will be for repair costs or management/leasing fees. Owner draws (net distributions into your checking/savings account) also reflect as negative amounts, since they have already been paid to you.

The Account Balance column shows a sum of positive/negative transactions at a given point in time:

Owner Ledger Account Balance Column
  • Account Balance should always equal zero after a net distribution has been processed. When the balance is zero, this means that all expenses have been paid and you’ve received the remainder as net operating income, leaving a balance of zero (meaning: no one is due any money, as all funds have been distributed appropriately).

How do net distributions work?

Net distributions keep your accounting clean and simple. Each month we’ll collect rent from the tenants, deduct any repair expenses for the previous month and any management/leasing fees for the current month, and credit the remaining net operating income to your account.

Net Distribution

You’ll receive a statement via email each time a net distribution is processed, and can view all transaction details in your Propertyware owner portal.
