1. The Union

Downtown McLean, VA, is home to The Union, a casual family-owned restaurant and bar with an extensive menu featuring soups, salads, sandwiches, seafood, steak, and chicken. There’s a kids’ menu too, along with house-made iced tea and lemonade. You’ll find an extensive wine list at the bar, in addition to an impressive Scotch menu and some exclusive cocktail creations. There’s beer by the bottle, can, and pint at The Union as well. The Union sits at 1379 Beverly Road in the heart of downtown McLean, VA.

2. ENTYSE, Wine Bar & Lounge

You’ll notice that ENTYSE, Wine Bar & Lounge provides a slightly different experience than other McLean bars because it sits in the Ritz-Carlton Hotel’s lobby in Tysons Corner. This bar offers over 60 types of wines by the glass, features an innovative cocktail menu, and has an excellent selection of local craft beers on tap. There’s food at ENTYSE too, featuring small share plates and appetizers, along with a limited selection of pasta, chicken, beef, and seafood dishes. ENTYSE, Wine Bar & Lounge is located at 1700 Tysons Boulevard and is part of the Tysons Galleria.

3. J. Gilbert’s Wood-Fired Steaks & Seafood McLean

J. Gilbert’s is a staple in downtown McLean, mainly because of the high-quality steak and seafood dishes it serves. The restaurant provides a warm atmosphere and brings a taste of the Midwest to Northern Virginia through its offerings. The venue’s bar has perhaps the D.C. area’s best selection of bourbons, in addition to craft, local, and import beer and a unique menu of handcrafted cocktails. You’ll find J. Gilbert’s at 6930 Old Dominion Drive on the north end of downtown McLean.

4. Fleming’s Prime Steakhouse & Wine Bar

Another dining option in Tysons Corner is Fleming’s Prime Steakhouse & Wine Bar, a restaurant known for its signature steak dishes. You’ll also find soups, salads, chicken, and seafood on the menu, and they have a wide variety of sides available as well. Those visiting Fleming’s for a night out will be happy to know that it has one of the most extensive wine lists in McLean, along with martinis, craft cocktails, and margaritas. 5. Capri Ristorante Italiano

Everything at Capri Ristorante Italiano feels like it’s authentically Italian, as the venue has a great selection of appetizers, soups, salads, pasta dishes, chicken meals, and veal, all served with Mediterranean flair. You’ll find pretty much any form of Italian cuisine you’re in the mood to try at Capri. The restaurant’s bar area is small, but they can make pretty much any cocktail you wish to enjoy with your meal. It’s the venue’s wine menu that gets the attention, though, and for a good reason, as it features multiple by-the-glass offerings as well as bottles from Chile, California, New Zealand, Argentina, and, of course, Italy. Capri Ristorante Italiano is located at 6825K Redmond Drive, on the south side of Old Dominion Drive in downtown McLean.

6. Aracosia McLean

It’s impossible to match everything that Aracosia McLean has to offer when searching for authentic Afghan cuisine in the area. This gourmet restaurant sits in the same building as The Union and has a wide-ranging menu featuring appetizers, soups, salads, kabobs, chops, burgers, and traditional dishes such as qormas. There’s an extensive vegetarian menu too. You’ll find reds, whites, and rosés from across the globe at the bar, including Aracosia’s Special Cellar, which features rare bottles of wine that you won’t find just anywhere. The beer menu isn’t overly large but has options from all over the world as well. Aracosia McLean sits at 1381 Beverly Road in downtown McLean, VA.

7. Lost Dog Café

The first thing you’ll notice as you enter the Lost Dog Café is the restaurant’s unique dog-themed decor. The venue also has some of McLean’s best pizza, in addition to soups, salads, sandwiches, and pasta dishes. There’s a kids menu too, if you bring your young pups with you for a meal. Another thing you’ll notice quite quickly after wandering into the Lost Dog Café is the bar, which offers over a dozen craft beers on tap and has a comprehensive cocktail menu. There’s also a good wine list at the bar, and you can even grab a growler, six-pack, or bottle of wine to-go if you’re ordering takeout. Lost Dog Café is located at 1690A Anderson Road, just off Dolley Madison Boulevard between Tysons Corner and downtown McLean.

  • It will also show a portfolio summary with occupancy percentage, vacancy loss, and more!

  • If you own multiple units (or buildings) with Nomadic, you’ll get access to the Unit Comparison Report. 
  • This report enables you to quickly compare financial performance between your units at a glance without toggling between individual reports. 

Income Statement Month-Over-Month:

  • The Income Statement Detail – Monthly Report serves as a month-over-month record of portfolio performance. You’ll see itemized income and expense categories and can track monthly. This report will update with fresh data every time you view it. 

Financial Statements

Financial statements will be published to your portal on a monthly basis. The statements are found in your Documents library, and provide a historical record of all financial performance. The statements serve as a snapshot of financial performance over a given period, and are static documents (unlike Reports, the statements do not update/change in real-time).

  • The statements in the Documents are are static documents. They are posted to the portal once a month to serve as a historical record of financial performance.

Portal Communication Tool

You can use your owner portal to communicate with our team. Any messages you send through the portal will go straight to your Account Manager. When we reply, you’ll get an email notification and you’ll also see the message in your portal next time you log in.

Click "Communications" and navigate to "Conversations":

  • The communications module will contain a record of all messages that you create through the portal.

Understanding the Ledger

Your portal includes a ledger with all transactions. The ledger is populated with data in real-time as transactions flow through our accounting software. Much of this information is also available in the Reports area, as well as the Statements in your Documents library, but the ledger is the most comprehensive resource for diving into the details. 

Please scroll through the sections below to get a better understanding of how to interpret the ledger. 

By default, transactions are sorted chronologically:

  • The date reflected in the lefthand column is the actual transaction date, not the “bill date”. This is the date the transaction was actually processed. 

If you have multiple properties with Nomadic, you'll see the address for each transaction in the "Location" column:

  • You can filter the ledger to look at just one property, all properties, or specific sets of properties. 
  • If you only have one property with us, you’ll just see the ledger for that property. 

The Description column displays the transaction type:

  • BILL: this is an expense transaction, such as for repair costs or management fees.
  • CHARGE: this is a transaction  billed to the tenant, most typically a rent payment. 
  • NACHA EXPORT: this is a credit we processed to your distribution account. This type of transaction is how you get paid! 

The Amount column shows the dollar value of each transaction:

  • Positive Amounts: if an amount is positive, it reflects a transaction that is payable to you. Typically, this will be a rent payment that we collected from your tenants. On occasion, a positive number could also signify a journal entry or credit adjustment. 
  • Negative Amounts:  if an amount is negative, this is a transaction that is either payable to Nomadic or is an amount that has already been paid to you. Typically this will be for repair costs or management/leasing fees. Owner draws (net distributions into your checking/savings account) also reflect as negative amounts, since they have already been paid to you. 

The Account Balance column shows a sum of positive/negative transactions at a given point in time:

  • Account Balance should always equal zero after a net distribution has been processed. When the balance is zero, this means that all expenses have been paid and you’ve received the remainder as net operating income, leaving a balance of zero (meaning: no one is due any money, as all funds have been distributed appropriately).

How do net distributions work?

Net distributions keep your accounting clean and simple. Each month we’ll collect rent from the tenants, deduct any repair expenses for the previous month and any management/leasing fees for the current month, and credit the remaining net operating income to your account.

You’ll receive a statement via email each time a net distribution is processed, and can view all transaction details in your Propertyware owner portal.
