Understanding Matterport Services

Matterport is like a magician for real estate – it creates mind-blowing 3D property tours that make buyers go “wow.” without even stepping foot inside. But what’s the secret behind this virtual wizardry? Let’s find out.

What is Matterport?

Matterport is the rockstar of virtual tours. Matterport utilizes cutting-edge technology to create immersive 3D models, allowing you to explore properties easily. It’s like having X-ray vision for houses.

How does the Matterport system work?

First, they use fancy cameras with infrared sensors to capture every nook and cranny of space. These cameras take multiple shots from different angles, gathering all the juicy details about the layout, furniture, and even the tiniest architectural quirks.

Then, using some serious brainpower (aka advanced algorithms), all those shots get stitched together to create a seamless 3D model. It’s like a mad scientist experiment but much cooler and less frightening.

The end result? A virtual tour that feels so real you’ll forget you’re actually sitting on your couch. You can explore every corner, zoom in on the fancy chandelier, and even pretend you’re a secret agent on a top-secret mission. It’s like you’re playing a game but without the undead monsters.

And the best part? You can do all this before you even set foot on the actual property. No more wasting time on places that turn out to be duds. It’s like having a crystal ball for house hunting.

Preparing Your Home for a Matterport Scan

Before our team works its magic with Matterport, there are some necessary preparations you need to make:

Clear off countertops in the kitchen and bathrooms

Declutter those surfaces. Remove unnecessary items that might distract from the overall aesthetic. A clean countertop allows potential buyers to visualize their own stuff.

Hide personal items from the view

Take down family photos and hide kids’ toys. Depersonalizing the space helps buyers imagine themselves living there.

Organize storage rooms

Tidy up closets, basements, and garages. Box up clutter and arrange remaining items neatly to show off the available storage space.

Don’t forget general tidying tasks like vacuuming, dusting, and wiping down windows. The cleaner and more organized everything appears, the better the impression.

Keep doors open and lights on throughout the house during the scanning phase. Every detail counts.

Lastly, spruce up your outdoor area. Give your yard, pool, and patio a quick clean. These exterior features could be major selling points.

The Process of Capturing Your Home with Matterport

Once your house is ready, our team at Nomadic Real Estate steps in to capture every detail using advanced technology. We open doors, switch on lights, and work our magic with a specialized camera from Matterport

This advanced camera captures stunning 360-degree visuals and infrared data, not like any regular one. Our team sets it up with precision, making sure to cover every nook and cranny.

Setting up the Cool Gear

Our trained staff arrives at your property with the Matterport camera, ready to rock. We start from one end and meticulously scan each room, creating a digital representation of your home that feels like the real deal. It’s like virtual reality but without funky goggles.

Time Flies When You’re Scanning

The scan duration is determined by the area and design of your residence, with approximately one hour per 1,000 square feet. For every 1,000 square feet, we need about an hour. So, a small apartment is a quickie, a medium-sized home is a couple of hours, and larger homes or commercial spaces can take half a day or more. We’re not speed demons, but we’re accurate as heck.

  • A small apartment (less than 1k sq ft) may take around an hour.
  • A medium-sized home (around 2k-3k sq ft) could take between two to three hours.
  • Larger homes or commercial spaces (>4K sq ft) may need half a day or more.

These are rough estimates, though. The actual time can vary based on factors like lighting conditions or fancy architectural features. We plan everything meticulously to minimize disruption and maximize efficiency. We’re pros, after all.

But wait, there’s more. We don’t just capture pretty pictures. We also collect spatial measurements to generate floor plans and calculate precise dimensions. It’s like we’re architects and photographers rolled into one. So we’ve got you covered whether you’re selling, renting, or just showing off your awesome pad.

Understanding the Ledger

Your portal includes a ledger with all transactions. The ledger is populated with data in real-time as transactions flow through our accounting software. Much of this information is also available in the Reports area, as well as the Statements in your Documents library, but the ledger is the most comprehensive resource for diving into the details.

Please scroll through the sections below to get a better understanding of how to interpret the ledger.

By default, transactions are sorted chronologically:

Owner Ledger Dates
  • The date reflected in the lefthand column is the actual transaction date, not the “bill date”. This is the date the transaction was actually processed.

If you have multiple properties with Nomadic, you'll see the address for each transaction in the "Location" column:

Ledger Property Column
  • You can filter the ledger to look at just one property, all properties, or specific sets of properties.
  • If you only have one property with us, you’ll just see the ledger for that property.

The Description column displays the transaction type:

Owner Ledger Description Column
  • BILL: this is an expense transaction, such as for repair costs or management fees.
  • CHARGE: this is a transaction  billed to the tenant, most typically a rent payment.
  • NACHA EXPORT: this is a credit we processed to your distribution account. This type of transaction is how you get paid!

The Amount column shows the dollar value of each transaction:

Owner Ledger Amount Column
  • Positive Amounts: if an amount is positive, it reflects a transaction that is payable to you. Typically, this will be a rent payment that we collected from your tenants. On occasion, a positive number could also signify a journal entry or credit adjustment.
  • Negative Amounts:  if an amount is negative, this is a transaction that is either payable to Nomadic or is an amount that has already been paid to you. Typically this will be for repair costs or management/leasing fees. Owner draws (net distributions into your checking/savings account) also reflect as negative amounts, since they have already been paid to you.

The Account Balance column shows a sum of positive/negative transactions at a given point in time:

Owner Ledger Account Balance Column
  • Account Balance should always equal zero after a net distribution has been processed. When the balance is zero, this means that all expenses have been paid and you’ve received the remainder as net operating income, leaving a balance of zero (meaning: no one is due any money, as all funds have been distributed appropriately).

How do net distributions work?

Net distributions keep your accounting clean and simple. Each month we’ll collect rent from the tenants, deduct any repair expenses for the previous month and any management/leasing fees for the current month, and credit the remaining net operating income to your account.

Net Distribution

You’ll receive a statement via email each time a net distribution is processed, and can view all transaction details in your Propertyware owner portal.
