Move-In/ Move-Out

Our property management services in VA utilize a detailed move-in inspection complete with a customized checklist and photos to ensure our clients that the condition of their home is documented down to the last detail before the new tenant takes possession. Rent Collection/ Record Keeping

At Nomadic each tenant enrolls in our auto-debit system. This means we can direct debit the rent on the first business day of each month and credit our client’s accounts on the third business day of every month. This is the fastest turnaround time in the industry and makes sure that there is a reliable schedule for both tenants and our clients. All of the necessary information is accessible on our online portal underneath the banking tab with monthly and year ending statements that are ideal for taxes.

Property Spot Checks

One the hallmarks of our proactive communication system is our semi-annual spot checks of your home. Once the check has been completed, we send a statement to our client providing them with an accurate assessment of the home and we have any photos uploaded to our online portal. We want to make sure that the value of the home is being preserved and to outline any potential problem areas so that our clients have more time to budget for any future property expenses. Work Orders

Lease Renewal

75 days before the end of the lease, we complete another full market analysis of your home and market. Once everything is finalized and approved we distribute the recommended renewal rates to our tenant and they are required to give us 60 days’ notice of their intent. These practices ensure that we can minimize or eliminate all vacancy loss by allowing us to have 2 months to remarket the property while occupied.
